Who is this guide for?

Landlords furnishing a property for use as a main residence

You’re preparing a property covered by Article 25-4 of the Act of 6 July 1989. Before looking at additional appliances, check the cooking and refrigeration equipment listed in Decree No. 2015-981, published on Légifrance.

Landlords with a small kitchen

You’ll need to choose between an oven and a microwave, then work out which fridge and freezer set-up will fit in the kitchen. Measure the available space and check the specifications of the model you choose.

Landlords considering additional appliances

You may want to add a washing machine or dishwasher. ANIL classifies these as optional, so whether they’re worthwhile depends on how the property will be used and what can be installed. They don’t replace the minimum required equipment.

What should you check?

First, make sure you have each required function covered. Then compare the dimensions and specifications of models that can actually be installed in the property.

PriorityWhat to checkBased on my needs
Hob Check that a hob is included, along with its dimensions, position, power supply and installation requirements. Decree No. 2015-981, published on Légifrance, includes a hob in the minimum equipment required for the relevant furnished rental. I want to be able to install the hob in the existing kitchen and leave enough room to use it.
Oven or microwave Choose one of the two appliances permitted under Decree No. 2015-981. Check the dimensions for freestanding or built-in installation and the model’s functions. A hob is required either way. If there isn’t a suitable space for a built-in oven, I can consider a freestanding microwave, provided I allow room for it and for ventilation.
Refrigeration and freezing Choose a fridge and freezer, or a fridge with a compartment capable of reaching −6 °C or below, as specified in Decree No. 2015-981. Check the configuration and, for the compartment, the temperature stated for the exact model. In a small kitchen, I want to know how much space each option takes up before choosing one that meets the requirement.
Space and energy use Check the appliance dimensions and delivery access, connections, and comparable energy-use figures for models with the same function. The European Commission says that the energy label for refrigeration appliances includes annual energy consumption, volume and noise levels, while oven labels include energy-use figures per cycle. I want to avoid ordering an appliance that won’t fit in the kitchen or whose specifications aren’t suited to how it will be used.
Optional appliances Consider the space, connections and expected use for a washing machine or dishwasher. ANIL distinguishes these from required appliances. For dishwasher comparisons, ADEME recommends checking the energy label information. I’ll only consider an additional appliance once I’ve planned for the required equipment and checked that it can be installed.

Mistakes to avoid

  • Assuming any freezer compartment will do

For the fridge-with-compartment option, Decree No. 2015-981 requires the compartment to reach a temperature of −6 °C or below. The mere presence of a compartment doesn’t confirm that it meets this requirement.

Check the technical specifications for the exact model and keep a record of the stated compartment temperature.

  • Using a washing machine or dishwasher instead of a required appliance

ANIL classifies both appliances as optional. They don’t replace the hob, oven or microwave, or the refrigeration option specified in Decree No. 2015-981.

Plan for the required functions first, then consider additional appliances based on the space and connections available.

  • Comparing energy ratings alone

The European Commission says that the energy label for refrigeration appliances also shows volume, annual energy consumption and noise levels. For ovens, the information includes the oven’s volume and energy use per cycle.

Compare models with the same function and suitable dimensions, checking the relevant figures on their energy labels and, if needed, in EPREL.

  • Ordering before measuring the kitchen

An appliance may meet a required function but still not fit the available space or work with the property’s connections.

Measure the space and delivery route, then check these against the model’s instructions and the delivery requirements before ordering.

Appliances to consider on Joybuy

These models illustrate the three cooking and refrigeration functions to plan for in the relevant furnished rental: a hob, an oven or microwave, and a fridge-freezer. Which option you choose will depend on the space available and what can be installed in the property.

Bosch HBA514BB3 built-in oven

Bosch HBA514BB3, 71 L built-in oven

Consider this oven if the kitchen has a suitable built-in space; you’ll still need a hob and refrigeration equipment. Check the specified housing dimensions: 58.5–59.5 cm high, 56–56.8 cm wide and 55 cm deep. You’ll also need to check the electrical connection. Confirm the exact compartment configuration for this variant before ordering.

Frequently asked questions

Do these requirements apply to all furnished rentals?

The requirements covered here apply to a furnished property used as the tenant’s main residence and covered by Article 25-4 of the Act of 6 July 1989, as defined on Légifrance. Check which rules apply before using this equipment list for another type of rental.

Can a microwave count as an oven?

Yes. For the minimum requirements for the relevant furnished rental, Decree No. 2015-981, published on Légifrance, specifies “an oven or a microwave”. A hob is required separately.

Is a freezer compartment inside the fridge enough?

Yes, provided the compartment can reach a temperature of −6 °C or below, as required by Decree No. 2015-981. Check this specification for the exact model: the presence of a small compartment alone doesn’t prove that it meets the requirement.

Are a washing machine and dishwasher compulsory?

No. ANIL lists them as optional equipment for the relevant furnished rental. You can consider them based on how the property will be used and what can be installed, but they don’t replace the required cooking and refrigeration appliances.

How should you compare two fridge-freezers?

First compare models that fit the available space and offer the type of refrigeration you need. The European Commission says that their energy labels show annual energy consumption, compartment volumes and noise levels. You can use EPREL to look up specifications for the models in question.
