Who is this guide for?

Landlords of small furnished properties

When space is limited in the kitchen, check that your refrigeration solution includes a suitable freezer compartment and that the required cooking appliances will fit in the space available. Decree No. 2015-981, published by Légifrance, sets out which appliances are required.

Landlords of shared or family homes

Choose the capacity of your refrigeration and any washing appliances to suit the number of occupants you expect. ANIL distinguishes between the minimum required equipment, such as a hob, and optional appliances such as a washing machine and dishwasher.

Landlords looking to reduce replacements

Before each new tenancy, check that the appliances work and keep useful information about maintenance and parts. ADEME outlines the different ratings that apply to different categories, while the DGCCRF explains what information must be provided about parts availability.

What to check

Start with the required appliances, then consider optional extras based on the layout and how the property is likely to be used. Article 2 of Decree No. 2015-981 requires a hob, an oven or microwave, and refrigeration with a freezer; ANIL also reminds landlords that supplied appliances must be in good working order.

Consideration What to check when buying Who it matters to
Compliant refrigeration with suitable capacity Check that it has a freezer or a compartment that can reach a temperature of −6 °C or lower. Check the capacity and dimensions, and compare energy consumption on a like-for-like basis. In a small kitchen, I want both functions without compromising on capacity. Around 29% of consumers prioritise compliant refrigeration with the right capacity.
Cooking and installation Provide a hob and an oven or microwave. Check the dimensions, instructions and power supply required for the hob you choose. I want to provide the required cooking appliances and make sure they can be installed in the property. Around 24% of consumers prioritise cooking appliances and their installation.
Operation and repairs Test the appliances and record their condition. Check which rating applies to the category and find out what parts information is available for the model. To avoid a fault complicating the next tenancy, I want to be able to keep track of the appliances’ condition and find the information I need to maintain them. Around 18% of consumers prioritise keeping appliances working and repairable between tenancies.
Optional washing machine Check the space, power supply and water connections. Compare capacity and, where applicable, the durability index. If occupants need to be able to do their laundry on site, I first check that the installation allows for it. Around 18% of consumers make a washing machine their top equipment priority.
Optional dishwasher Check the space, connections and capacity needed for the number of occupants. Compare water use per cycle, energy use per 100 reference cycles and the repairability index. If the kitchen and expected meal routines make an extra appliance worthwhile, I check that it will not take up too much space. Around 12% of consumers prioritise having a dishwasher on site.

The percentages reflect the priorities described for these choice scenarios; they do not represent actual demand from tenants. For optional appliances, the decision also depends on the connections available and the extra maintenance involved.

Mistakes to avoid

  • Assuming a fridge is a complete refrigeration solution

The decree also requires a freezer or a compartment that can reach a temperature of −6 °C or lower. A fridge without a suitable compartment does not meet this requirement.

Check this feature in the information for the model you choose, along with its dimensions and installation type.

  • Adding washing appliances without checking the installation

A washing machine and dishwasher are not part of the minimum list for a furnished property. Adding them requires enough space and suitable connections.

Before choosing a model, check the space, power supply, water inlet and waste outlet it needs.

  • Comparing ratings that measure different things

ADEME distinguishes the durability index for washing machines from the repairability index shown for dishwashers. These ratings are not interchangeable.

Compare models in the same category and also check the information available about parts and maintenance.

  • Assuming supplied appliances no longer need monitoring

ANIL reminds landlords that supplied appliances must be in good working order. Their condition can change between tenancies.

Keep the model details and instructions, test the appliances and record their condition in the inventory.

Allow time for these checks before a new tenancy.

Brands to consider

These brands offer options across several appliance categories. Their inclusion here does not guarantee that a particular model will suit a property or be available on Joybuy.

Bosch

The range includes refrigeration, cooking and washing appliances.

  • Bosch lists the KIL32NSE0 as a built-in fridge with a four-star freezer compartment, in the stated size of 102,1 × 54,1 cm.

The French range includes refrigeration, hobs, ovens and washing appliances.

  • Beko’s listing for the B1RCNA344W describes a freestanding fridge-freezer with a bottom freezer and reversible door.

Electrolux

The French range covers cooking, refrigeration and washing appliances.

  • The brand’s website has sections dedicated to repairs and user manuals.
  • These sections do not guarantee that a part will be available or that a product will be easy to repair, so check the details for the model you are considering.

Whirlpool

The French range includes cooking, refrigeration and washing appliances.

  • The range makes it possible to explore several categories that could be useful when furnishing the same property.
  • Check the dimensions, connections and installation requirements for each model; a brand’s range does not guarantee that a product will suit a particular installation.

Frequently asked questions

Can a microwave replace an oven in the minimum list for a furnished property?

Yes. Article 2 of Decree No. 2015-981 specifies an oven or microwave. Choose based on the expected cooking needs and the space available.

Do you need to install a separate freezer?

No. The decree allows for a fridge with a compartment that can reach a temperature of −6 °C or lower. Check this feature for the model you choose; a fridge without a suitable compartment is not enough.

What should you check before installing an induction hob?

Check the electrical installation required and the model’s instructions. Enedis says an induction hob needs a dedicated circuit and protective device; if you are unsure about the installation, ask a professional for advice.

How can you check the condition of appliances between tenancies?

Test the supplied appliances and record their presence and condition in the inventory. ANIL clarifies that they do not have to be new, but they must be in good working order.

Which rating should you check for a washing machine or dishwasher?

ADEME says the durability index has applied to washing machines since April 2025, while dishwashers are covered by the repairability index. Compare appliances in the same category and do not treat these two ratings as equivalent.

Are the rules on spare parts and warranties the same for every purchase?

No. The requirements for providing information about parts depend, in particular, on the appliance category, as the DGCCRF explains. The legal guarantee of conformity described by the Ministry of the Economy applies to sales from a business to a private individual; whether it applies to your intended purchase depends, among other things, on the status of the buyer and seller.
