Who is this for?

Tenants moving into an empty or partially equipped property

Start by separating appliances that are missing from those already supplied by the landlord. Then check the existing spaces and connections before buying anything. The decree published on Légifrance sets out a minimum equipment list for furnished rentals.

Households with a small kitchen or limited space

45 cm models and washer-dryers can be a good fit when every centimetre counts. However, check the usable capacity, door clearance and cycle data for the model you choose.

Households focused on running costs and product lifespan

Compare the energy label data, noise levels and any durability or repairability indicators shown. ADEME recommends looking beyond the energy class alone.

Buying priorities

Follow a simple order: first check what is already there, then measure the available space and connections, and finally compare appliances in the same category using like-for-like data.

Priority What to check Your needs
Avoid buying duplicates Tenancy agreement, inventory and check-in report; appliances already supplied; working condition. In a furnished rental, specifically check the cooking and food-storage equipment required by law. I first want to identify the functions that are genuinely missing for cooking, storing food, and looking after laundry or dishes.
Measure the installation space Actual width, height and depth; door clearance; access; water inlet, drainage and socket where required. Do not assume that a compact model will fit the available recess. My appliance must fit into the kitchen or utility room and remain practical to use every day.
Compare everyday use For comparable appliances, check kWh per 100 cycles, litres per cycle, capacity, reference programme duration and noise level. ADEME presents these figures as comparison points on the energy label. I want to limit water, energy use and noise without choosing a capacity that does not suit my household.
Plan for long-term use Durability index where shown; availability of spare parts; actual condition and accessories of a refurbished appliance; keep the receipt and product description. Since 8 April 2025, the durability index has been gradually replacing the repairability index for washing machines, according to the French ministries responsible for the environment. I want to reduce the risk of replacing an appliance too soon and understand exactly what is being sold, especially when buying a refurbished model.

Mistakes to avoid before buying

  • Assuming a furnished property needs equipping from scratch

You could end up buying duplicate appliances that the landlord is already required to provide, particularly for storing and cooking food.

Compare the tenancy agreement, inventory and check-in report with the legal list of equipment for a furnished property, then note the working condition of any appliances already there.

  • Choosing a combination appliance based solely on its washing capacity

The drying capacity may be lower than the washing capacity, and the water and energy figures for the combined cycle may differ from those for washing alone.

Compare the washing and drying capacities separately, along with kWh per 100 cycles, litres per cycle, duration and the class of the specific wash-and-dry cycle.

  • Comparing only the energy class letter

Two appliances in the same class can have different capacities, water consumption, cycle durations and noise levels, all of which matter in everyday use.

For each appliance category, compare the label figures on a like-for-like basis: energy, water, capacity, reference programme duration and noise.

  • Buying refurbished without checking its condition and warranty

The description must relate to the appliance actually being sold, and proof of a fault is subject to different rules for new and second-hand goods.

Preferably choose a professional seller who states the cosmetic and technical condition, tests carried out, accessories included, delivery arrangements and receipt. The DGCCRF reminds buyers that the legal guarantee of conformity applies for two years to both new and second-hand goods.

Brand guide

Beko

Worth considering when comparing a slimline freestanding dishwasher with a standard model for a kitchen where space is limited.

  • Beko France lists a 45 cm model advertised as accommodating up to 10 place settings.
  • This capacity applies to the model cited; check the consumption, dimensions and availability of each reference.

LG

Worth considering when a freestanding washer-dryer is needed to combine washing and drying in a single appliance.

  • The LG F284V92WSTA has a 12 kg washing capacity and an 8 kg drying capacity, according to the LG France product sheet.
  • For this model, the label differs between washing alone and the combined cycle, so these figures should not be assumed across the entire range.

Electrolux

Worth considering when comparing freestanding washer-dryers with clearly separated washing and drying capacities.

  • The Electrolux EW9W1165RB is listed with a 10 kg washing capacity and a 6 kg drying capacity.
  • Always check the dimensions, drying capacity and label for the relevant cycle on the model’s product sheet.

Frequently asked questions

Do I need to buy a fridge, hob and microwave for a furnished property?

Not before checking the tenancy agreement, inventory and check-in report. In France, a furnished rental must include cooking hobs, an oven or microwave oven, as well as a refrigerator and freezer, or a compartment reaching at least -6 °C, according to the decree published on Légifrance.

Which energy-label details should I compare for a dishwasher?

At a minimum, compare the energy class, kWh per 100 cycles, litres per cycle, place-setting capacity, Eco cycle duration and noise level. ADEME presents these figures as complementary information for comparing similar appliances.

Can a washer-dryer dry the entire load it has washed?

Not necessarily. Check the two separate capacities: the LG F284V92WSTA, for example, has a 12 kg washing capacity and an 8 kg drying capacity according to LG France, so a full load may require several drying cycles. Also check the label for the specific wash-and-dry cycle.

Does a refurbished appliance come with a legal guarantee?

Yes. When bought from a professional seller, it is covered by the legal guarantee of conformity for two years. However, the DGCCRF specifies that for second-hand goods, the presumption that the fault existed at the time of purchase lasts for one year, compared with two years for new goods. Keep the receipt and product description.

What should I do with the old appliance I am replacing?

Ask about the take-back arrangements before ordering. The DGCCRF states that an old appliance must be taken back when buying an equivalent new appliance. For a faulty appliance, the repair bonus may be deducted from the bill by an approved repairer, depending on the eligible appliances and faults.
