Who are these recommendations for?

Landlords equipping a small kitchen

You need to provide the required functions in a limited space. Measure the available spaces before choosing between an oven and a microwave, then decide whether to get two separate cooling appliances or a fridge with a compartment that reaches −6 °C or below. Whichever option you choose, you will still need cooking hobs.

Landlords replacing an existing appliance

Identify what the old appliance was used for, then check the replacement’s dimensions, installation requirements and connections. ANIL clarifies that supplied equipment does not have to be new, but it must be in good working order.

Landlords focused on everyday use and maintenance

When comparing fridges, check annual energy consumption, compartment capacities and the dimensions of the exact model. Choose cleaning equipment to suit the flooring and layout of the property, in line with the requirement for suitable equipment.

What should you check before buying?

When furnishing a rented property in France that will be the tenant’s main residence, start with the functions listed in Decree No. 2015-981 of 31 July 2015. Then check that your chosen appliances can be installed and used in the property.

What matters What to check Relevant considerations
Required equipment Provide hobs as well as an oven or microwave; confirm your freezer solution, including the −6 °C threshold for an integrated compartment. I want to complete the property’s equipment without confusing required appliances with optional extras. Around 31% of consumers put covering the required functions first.
Space and installation Compare the appliance’s dimensions with the space available; check the installation type and the connections required. In a fitted kitchen, I need to be able to fit and install every appliance without assuming that a freestanding model can replace a built-in one. Installation is the main concern for around 31% of consumers.
Everyday use Check the capacity of the fridge and freezer compartments and, depending on the appliance, the capacity of the oven or microwave cavity. I want the cooking and storage capacities to suit how the property will be used, not just to have the appliances in place. This is the top priority for around 23% of consumers.
Energy and maintenance Compare annual energy consumption between fridges of a similar size; choose cleaning equipment to suit the surfaces in the property. To manage the equipment over time, I look at energy consumption figures and how the floors can be cleaned. Around 15% of consumers prioritise these questions of use and maintenance.

Mistakes to avoid

  • Buying a microwave and forgetting the hobs

Decree No. 2015-981 of 31 July 2015 allows for an oven or microwave, but lists cooking hobs separately. A microwave alone therefore does not cover all the cooking equipment required for this furnished rental.

List the hobs and the oven or microwave as separate items on your shopping list, then check the refrigeration and cleaning equipment.

  • Relying on the word “freezer” alone

As an alternative to a separate freezer, the decree requires a compartment that can reach a temperature of −6 °C or below. A product name alone does not confirm this feature.

Check the technical specifications or instruction manual for the exact model and variant before choosing the fridge.

  • Ordering before measuring the kitchen

The appliance’s external dimensions, the dimensions of an alcove and installation requirements are not interchangeable. Even if an appliance looks suitable on paper, it must also fit through the access routes and into the space provided.

Measure the height, width and depth, as well as the delivery access, then compare these measurements with the model’s dimensions and installation instructions.

  • Choosing optional extras before required appliances

ANIL lists washing machines, dishwashers and coffee makers among the optional items. Having them does not make up for a missing function from the applicable minimum requirements.

First check the cooking appliances, refrigeration with freezing capability and suitable cleaning equipment; then consider any extras.

Brands to compare by appliance

Bosch

A brand to consider for fridge-freezers, taking care to distinguish between freestanding and built-in models.

  • Bosch’s French product page for the KGE49AICA lists its dimensions and freezer capacity, among other details, which can help you compare this model with the space available.
  • These specifications apply to the KGE49AICA. Check the details for any other model and make sure its freezing function meets your needs.

Beko

A brand to consider if you choose a microwave as an alternative to an oven in a small kitchen.

  • Beko’s French range includes 20 L and 30 L models. Also compare the turntable and programmes on the model you are considering.
  • Capacities and features vary by model. Whichever microwave you choose, you will still need separate cooking hobs.

Whirlpool

A brand to consider when comparing hobs, ovens and microwaves for a kitchen with several cooking areas to equip.

  • Whirlpool features these appliance categories in its French range, making it easier to compare the functions you need to cover individually.
  • Before choosing a model, check its energy use, dimensions, connections and installation type. The fact that a product category is available does not confirm that a particular model is suitable for the property.

Frequently asked questions

Does this list apply to every furnished rental?

No. Decree No. 2015-981 of 31 July 2015 sets out the list covered here for a furnished property that is the tenant’s main residence. If the property falls under a different regime, check the applicable rules before using this list for your purchases.

Can a microwave replace an oven?

Yes, under the minimum requirements for a furnished rental that is the tenant’s main residence: the decree allows for an oven or a microwave. Cooking hobs are still required separately.

Is a freezer compartment enough instead of a separate freezer?

Yes, if the fridge compartment can reach a temperature of −6 °C or below, as required by the decree for this type of furnished rental. Check this feature in the documentation for the exact model, rather than relying on its name alone.

Do appliances supplied to tenants have to be new?

No. ANIL states that they do not have to be new, provided they are in good working order. Before installing a second-hand or refurbished appliance, check its condition and operation, and make sure all the necessary accessories are included.

What should you compare when choosing a fridge or oven?

For fridges, the European Commission’s EPREL information lets you compare dimensions, compartment capacities and annual energy consumption across models of a similar size. For an oven covered by the energy label, check the cavity volume and energy consumption per cycle for a comparable function. Also make sure the appliance can be installed in the kitchen.
