Who are these recommendations for?

Landlords of small properties

In a studio flat or kitchenette, you need to fit the required cooking and refrigeration appliances without overlooking door clearance or the ventilation specified for the model you choose.

Landlords with an existing fitted kitchen

If you’re replacing a hob, oven or integrated fridge, measure the cut-out and housing, then check the clearances and connections before choosing a new appliance.

Landlords of properties intended for long-term occupancy

If food storage matters more than simply meeting the minimum requirements, compare the available space with the stated fridge and freezer capacities of the models you’re considering.

What should you check before buying?

To equip a furnished rental that serves as a tenant’s main home, first check that the cooking and refrigeration appliances together meet the minimum requirements set out in Decree No. 2015-981 of 31 July 2015, as in force on 4 October 2026. Then check that each appliance fits the available space and connections.

Criteria What to check Who this matters to
Minimum requirements Provide a hob and an oven or microwave; check that a freezer is included or that the fridge compartment can reach a temperature of −6 °C or lower. I want to equip the property without overlooking a required appliance, even in a small kitchen; around 33% of consumers would prioritise meeting this regulatory minimum.
Space requirements Measure the space and door opening; check the ventilation clearances specified in the manual. In a kitchenette, I want to leave enough room to use the appliances; compactness would come first for around 27% of consumers.
Installation and connections Compare the cut-out or housing with the manual, and have the electrical circuit checked if you’re unsure or work is needed. If I’m replacing a hob in an existing worktop, I want to avoid an unsuitable cut-out or connection; around 20% of consumers would prioritise compatibility.
Cooling capacity Compare the net fridge and freezer capacities with the intended use and available space. When several people use the property, I want to be able to store more fresh and frozen food; suitable capacity would be a priority for around 20% of consumers.

What mistakes should you avoid?

  • Relying on the name of the fridge compartment alone

For the type of furnished rental covered, Decree No. 2015-981 requires a fridge compartment used in place of a freezer to be capable of reaching a temperature of −6 °C or lower. Its appearance or the label “freezer” is not enough to confirm this.

Check the manual for the exact model before buying. If you can’t confirm the specification, consider a fridge and freezer solution with documented characteristics.

  • Choosing a built-in appliance based on its external width

You can’t work out a hob cut-out or the internal dimensions of a housing from the width shown on the front of the appliance. For example, Electrolux specifies a 560 × 490 mm cut-out for the DIT60331BK hob and a 590 × 560 × 550 mm housing for the EOF4P46H oven.

Measure the existing space and compare all its dimensions, as well as the required connection, with the manual for your chosen model.

An unsuitable cut-out, housing or electrical installation may need to be altered before the appliance can be used.

  • Installing a fridge without enough ventilation clearance

An appliance placed in a cabinet or against a wall must be installed according to its instructions. In its installation advice, Bosch recommends at least 200 cm² of free space behind and beneath the fridge. This is a guide, not a substitute for the manual for your chosen model.

Check the manufacturer’s required clearances before choosing a freestanding or built-in appliance.

  • Overlooking the condition of appliances when handing over the property

ANIL states that appliances supplied with a furnished rental do not have to be new, but must be in good working order.

Check that they work, and record their model details, accessories and any visible defects when handing over the property.

Brands to consider for different layouts

Bosch

A brand to consider if the fridge needs to fit under a worktop or into a housing.

  • Bosch publishes installation and ventilation advice, including a guide of at least 200 cm² of free space behind and beneath the fridge.
  • The housing dimensions and clearances you need to follow are those specified in the manual for your chosen model.

Electrolux

A brand to consider when replacing an induction hob or oven in a fitted kitchen.

  • Electrolux specifies a 560 × 490 mm cut-out and a maximum total power of 7 350 W for the DIT60331BK hob. The EOF4P46H oven specifications state a housing size of 590 × 560 × 550 mm and a power rating of 3 490 W.
  • These figures apply to these two models; they do not prove that they will fit an existing housing or work with an existing circuit.

Beko

A brand to consider when choosing fridge capacity or deciding where to install an induction hob.

  • Beko lists net capacities of 356 L for the fridge and 158 L for the freezer in its BRCNE50140ZXBN fridge-freezer. Its HII74700UF hob is listed as 70 cm wide.
  • Check these model-specific specifications against the dimensions, clearances and connections available in the property.

Frequently asked questions

Which appliances are required in the kitchen of a furnished rental?

For a furnished rental in France that is the tenant’s main home, Decree No. 2015-981 of 31 July 2015, as in force on 4 October 2026, requires a hob, an oven or microwave, and a fridge and freezer, or at least a fridge with a compartment capable of reaching a temperature of −6 °C or lower. Other types of rental should be considered separately.

Can you provide second-hand appliances?

Yes. ANIL states that appliances supplied with a furnished rental do not have to be new, but must be in good working order. Check their condition and record their model details and accessories when handing over the property.

Do a hob, freezer and fridge have the same electrical requirements?

No. Promotelec lists electric hobs and freezers among the appliances covered by a dedicated circuit under the NF C 15-100 standard, but not fridges. Before adding an appliance or changing a connection, have the property’s electrical installation checked by a suitably qualified professional.

Should you check the rules again before equipping another property?

Yes. Check which version of Decree No. 2015-981 applies before making a new equipment decision. The requirements described here apply to furnished rentals that serve as the tenant’s main home and reflect the text in force on 4 October 2026.
